Points to note if considering commenting on this development:-

The likelihood is that 20 new homes will create a lower traffic problem than the existing garden centre & restaurant.

Given that the Land at The Pines has been discounted for development, concerns that access to the site might be via Farm Lane have not been realized.

A new pavement design needs to be part of the planning to improve safety for pedestrians. This has been referenced in the site assessment.

Although it is in the Green Belt, the existing buildings & use of the site meet the NPPF definition of Previously Developed Land (Brownfield).
